Purchaser & Seller Inspections

A professional home inspection by Homespec gives you an independent, unbiased education about a home so that you will have all the facts you need to make a sound, informed decision. Depending on the size and condition of the home, a thorough home inspection will take no more than four hours, however, most inspections take between two and a half to three hours. During this time, all aspects of the home will be inspected, evaluated, and tested where possible. Digital photographs will be taken throughout the home and used to document any issues in the Inspection Report. We take our inspection reports seriously. This is an important distinction when comparing inspectors. We spend 2-3 hours creating, editing, and arranging each report. The report is created on a computer and presented in an easy to read format that documents every aspect of the home. The report will be made available to you by the evening of the day of the inspection in most cases by e-mail. Hard copy reports are available upon request. A thorough home inspection will include the following:


Shingles, flashings, chimneys, vents, trim and gutters, drip edges, skylights, downspouts, and other visible roof related items


Insulation, ventilation, rafters, joists and collar ties, trusses, wiring attachments, and other visible related items

Plumbing, Baths and Laundry:

Water pressure, water distribution system, hose bibs, sinks and faucets, bath/showers and toilets, sanitary system, and other plumbing system components including laundry facility and appliances


Floors and ceilings, walls, stairs (if applicable) and banisters, finishes, sinks, cabinets, shelving, smoke detectors and safety-related items, and other visible interior-related components

Heating and Cooling Systems:

Boiler or furnace, air cleaning parts, ductwork, piping and heaters, air conditioner and lines, and other visible related HVAC components

Electrical Systems:

Service entry and clearances, service panel, switches and outlets, visible wiring and junction boxes, grounding system, and other related electrical components

Basements, Crawl Spaces, and Foundation:

Insulation, ventilation, posts, vapor barriers, utility attachment, structural items, floors and walls, and columns


Siding materials, attachments, windows, doors, sashes and lintels, vents, entryways, and other visible exterior related components


Built-in appliances - aged and operated, countertops, islands, cabinets, flooring, sink, exhaust fans
